01 · Starting point

What the investor came with

A chain hotel in central Ostrava with high business occupancy could not afford to close. Every week of an empty property is lost revenue, but also the risk that regular corporate clients move to a competitor and never come back.

The rooms were behind both the chain standard and guest expectations. You could see it in the reviews: a 7.4 on Booking.com blocked any rate increase, despite a good location and a well-run operation.

On top of that came the requirement that is obvious in any chain property: everything that goes into a room has to fit the brand standard, from materials to finishing details.

02 · How we worked

How we ran it

  1. Two floors at once, the rest of the hotel open

    Instead of renovating floor by floor, we took two out of service in parallel. Crews worked on both at the same time, which cut the schedule roughly in half and let us order materials in a single delivery — cheaper and with no downtime.

  2. Work sequenced around quiet hours

    Doors, floors, furniture, decoration. The noisiest work ran in blocks scheduled for the hours when the hotel is least occupied, and between 22:00 and 07:00 the floors were silent. Guests on the operating floors were told in advance.

  3. A 07:30 stand-up and live visibility for the investor

    Every day started with a short crew briefing. The investor had current visibility of progress, so decisions were made in hours rather than days. At that pace, communication is what decides whether the schedule holds.

  4. Six weeks of work per floor

    Weeks 1 and 2: installing 56 door sets. Weeks 2 and 3: flooring. Weeks 4 and 5: furniture. Week 6: decoration and room-by-room quality control before they went back on sale.

03 · Outcome

What came of it

The Booking.com rating rose from 7.4 to 8.6. Those 1.2 points open up an entirely different price bracket for the hotel in practice, and a higher position in search results.

The renovated floors went back on sale at a higher rate than before the works, and the business guests who mattered most stayed with the hotel.

The works closed on time and on budget, without a single day of closure. The investor now treats this project as a reference.
