01 · Starting point

What the investor came with

A five-star chain resort, 238 apartments, and between two and seven windows in each. On top of that, a flex curtain system carrying two fabric layers at once: a decorative layer and a dimout blackout layer.

Several European workshops turned it down. Too big, too difficult, too risky for the deadline. For a property before opening, a textile supplier saying no means moving the date sales start.

A chain standard leaves no room for compromise. Tolerances on a flex system run in millimetres, and at five stars there is no such thing as a minor defect.

02 · How we worked

How we ran it

Measuring apartment by apartment
No dimensions taken from drawings. Every window measured on site, because with a flex system a few millimetres show immediately, the moment a curtain does not close or does not hang straight.
Our own workshop instead of a chain of middlemen
All production at our place in Jastrzębie-Zdrój, a team of about twenty people over eight months. Each double-layer set is two to three hours of hand work: laying up the layers, sewing, checking.
Six quality control points
From accepting the fabric to the last set before packing. At a scale of over a thousand sets, catching a defect at the cutting stage costs minutes; catching it after installation in an apartment costs a full day.
Transport and installation by our own team
The curtains travelled to the Tatras and were hung by the people who sewed them. Nobody passed responsibility between the workshop, the freight company and the installer, because it was one team.

03 · Outcome

What came of it

All 238 apartments furnished on time, with no shift in the resort’s opening date.

Zero complaints from the investor and zero operational problems once the property opened.

A project the region considered undeliverable became our strongest reference in the chain segment.

04 · Takeaways

What this means for your property

Owning the textile production removes one of the largest schedule risks from an investment.
Textiles are usually 20 to 30 percent of the FF&E budget, so every middleman in that chain costs real money.
In a chain property what counts is not only the quality of a finished item, but repeatability across several hundred of them.
