01 · Starting point

What the investor came with

The thermal resort in Bešeňová had the location and the footfall, but the apartments were selling at the price of an ordinary developer square metre. Nothing about them justified a higher rate.

In investments like this, the difference is made by what a guest sees and feels in the first few seconds: the layout, the materials, the light, and whether the interior looks like a holiday apartment or like a flat out of a catalogue.

Then there is the operating maths. An apartment in a resort works in short-term rental, so every material has to survive guest turnover and daily cleaning.

02 · How we worked

How we ran it

  1. Design driven by value per square metre

    We started with the question of what that square metre should sell for, and what has to be in it for the price to be obvious to a buyer. The drawings came afterwards.

  2. Materials chosen for guest turnover

    Fabrics, floors and fronts chosen to look like the premium segment while taking heavy use. In short-term rental it is upkeep that eats the margin.

  3. Furnishing and delivery from one partner

    Design, FF&E and installation were run by the same team. No passing responsibility between the design studio, the furniture supplier and the contractor, and no weeks lost to them agreeing with each other.

03 · Outcome

What came of it

The value per square metre rose from 3,000 to 6,500 EUR — more than double — with the same location and the same building envelope.

The apartments went to sale and rental as a premium product, not as more square metres in a resort.

The public areas, restaurant and bar held the same level of finish as the apartments, which shows in resort guest reviews.
